За „Тектонис“ ЕООД
„Тектонис“ ЕООД е архитектурно студио от София, основано от мен, арх. Любомир Георгиев през 2005 г. Завършил съм Архитектура в УАСГ (1998–2004) и съм член на Камарата на архитектите в България от 2004 г. През годините студиото е работило по проекти в целия спектър на жилищното строителство — от еднофамилни къщи до многофамилни жилищни комплекси, както и по няколко офисни и промишлени сгради, както и проекти, свързани с устройствено планиране и предпроектни проучвания.
Работен процес
Ние работим директно с възложителя, в екип с други архитекти и инженери, изцяло в BIM среда. За мен пълната координация между специалностите не е формалност, а условие за качествен проект — от градоустройственото проучване, през анализа на имота, до конкретния идеен проект с технически и икономически показатели, които дават на инвеститора информирана основа за решение за обхвата и съдържанието на инвестицията.
Пълен съпорт през целия процес
При стартиране на нов проект възложителят получава пълен набор от необходимите процедури, документи и проектни части — от избора и анализа на имота, през разрешението за строеж, до протоколите по време на строителството и работните детайли. Осигуряваме авторски надзор по всички части на проекта и личен съпорт през целия процес — от първата среща до въвеждането в експлоатация.
Инструменти и оптимизация
Работим с AutoCAD, ArchiCAD, Revit, 3ds Max и Photoshop. С годините практиката ни доведе до постоянно търсене на по-устойчиви програмни решения — начини да се работи по-бързо, без компромис с качеството на координацията между частите на проекта. Именно от тази нужда се роди и BIMSheets — плъгин за Revit, който разработих лично, за да автоматизирам оформлението на чертежи при предаване, съвместно с изисквания на НАГ — както и BIM-Xray, следващата стъпка в тази посока.

About "Tectonis" EOOD
"Tectonis" EOOD is an architectural studio based in Sofia, founded by me, arch. Lubomir Georgiev, in 2005. I graduated in Architecture from UACEG (1998–2004) and have been a member of the Chamber of Architects in Bulgaria since 2004. Over the years, the studio has worked on projects across the full spectrum of residential construction — from single-family houses to multi-family residential complexes — as well as several office and industrial buildings, and projects related to urban planning and pre-design studies.
Working Process
We work directly with the client, in a team with other architects and engineers, entirely in a BIM environment. For me, full coordination between disciplines is not a formality but a condition for a quality project — from the urban planning study, through the analysis of the property, to the concrete conceptual design with technical and economic indicators that give the investor an informed basis for deciding on the scope and content of the investment.
Full Support Throughout the Process
When starting a new project, the client receives a complete set of the necessary procedures, documents, and design parts — from the selection and analysis of the property, through obtaining the building permit, to the protocols during construction and the working details. We provide design supervision (author's oversight) on all parts of the project, along with personal support throughout the entire process — from the first meeting to occupancy.
Tools and Optimization
We work with AutoCAD, ArchiCAD, Revit, 3ds Max, and Photoshop. Over the years, practice has driven us to continuously seek more sustainable software solutions — ways to work faster without compromising the quality of coordination between the parts of the project. This need gave rise to BIMSheets — a Revit plugin I personally developed to automate drawing sheet layouts for submission, in line with the requirements of the Sofia Directorate of Architecture and Urban Planning (NAG) — as well as BIM-Xray, the next step in this direction.
Transparency in Scope and Price
